Water heaters are the forgettable workhorses of a plumbing system. Nobody thinks about them until the morning someone steps into a cold shower, or worse, until the T&P valve lets go and the utility room floods. Fall is the right time to run through the three service tasks that prevent both of those outcomes: testing the temperature and pressure relief valve, flushing accumulated sediment, and checking the anode rod. None of these takes more than 30 minutes. Skipping them costs far more. 

The T&P Relief Valve: What It Does and When to Replace It 

The temperature and pressure relief valve is the primary safety device on every tank-style water heater. When the tank exceeds its rated temperature (typically 210 degrees F) or pressure (typically 150 PSI), the valve opens and discharges water to prevent a dangerous pressure buildup. Without a functioning T&P valve, an overheating water heater can fail catastrophically. 

T&P valves are mechanical devices with a spring-loaded seat. Over time, minerals and corrosion build up on the seat, the spring weakens, and the valve either leaks continuously or, more dangerously, fails to open when actually needed. Most manufacturers and codes recommend replacing T&P valves every 3 to 5 years regardless of visible condition. A valve that hasn’t been tested in years may be stuck in place. 

Signs a T&P valve needs replacement: 

  • Visible corrosion or mineral deposits on the valve body or discharge pipe 
  • Continuous dripping from the discharge pipe (valve no longer seating properly) 
  • No discharge during the annual lift test (valve may be seized) 
  • Valve is more than 5 years old without documented testing

How to Test the T&P Valve 

Warning: testing the T&P valve opens it briefly and discharges hot water. Confirm the discharge pipe terminates safely before testing. Always wear eye protection. 

  1. Place a bucket under the discharge pipe or confirm the pipe terminates to a drain. 
  1. Lift the test lever on the T&P valve for 3 to 5 seconds. Hot water should discharge through the pipe. This confirms the valve opens under pressure. 
  1. Release the lever. The valve should close completely and stop discharging within a few seconds. 
  1. If the valve drips continuously after testing, the seat has debris on it or is worn. Replace the valve. 
  1. If the valve does not discharge water when the lever is lifted, the valve is seized. Replace immediately. 

A T&P valve that has never been tested may seize when tested and begin leaking continuously. This is a sign it was already compromised and needs replacement, not a sign that testing caused damage. 

How to Replace a T&P Valve 

  1. Shut off the cold water supply to the water heater. 
  1. Shut off the heat source (gas valve to pilot, or circuit breaker for electric). 
  1. Connect a hose to the drain valve at the base of the tank and drain several gallons to reduce pressure. The tank does not need to be fully drained. 
  1. Remove the discharge pipe from the T&P valve. 
  1. Use a pipe wrench to unscrew the old T&P valve. 
  1. Wrap the new valve threads with PTFE tape and thread it in hand-tight, then wrench-tighten. Do not overtighten. 
  1. Reconnect the discharge pipe. Confirm it pitches downward to drain properly. 
  1. Open the cold water supply, restore heat, and check for leaks. 

Match the BTU rating and pressure setting of the new valve to the original. The correct specs are printed on the water heater data plate. 

How to Flush Sediment from a Water Heater 

In areas with hard water, dissolved minerals accumulate at the bottom of the tank over time. A layer of sediment insulates the burner from the water above it, forcing the burner to work harder and longer. Sediment buildup also accelerates corrosion of the tank lining. Signs sediment has accumulated: 

  • Popping or rumbling sounds when the heater fires, caused by water trapped under sediment boiling 
  • Longer recovery times for hot water 
  • Visible discoloration or grit when draining 

In hard water areas, flushing every six months is better. Fall is the right time regardless: it clears summer accumulation and prepares the tank for heavier winter demand. 

  1. Shut off the cold water supply and the heat source. 
  1. Connect a garden hose to the drain valve at the base of the tank. Run the hose to a floor drain or outside. 
  1. Open the drain valve fully and allow water to flow until it runs clear. On tanks with heavy sediment, this may take several minutes. 
  1. If the drain valve is clogged, partially open the cold water supply to create flow that dislodges the blockage. 
  1. Close the drain valve, disconnect the hose, restore the cold water supply, and wait for the tank to refill before restoring heat. 

A drain valve that drips after being closed is worn and should be replaced. 

How to Check the Anode Rod 

Every tank-style water heater has one or more sacrificial anode rods that protect the tank lining by corroding preferentially. Once the rod is depleted, the tank begins to corrode from the inside out. The average lifespan of a magnesium anode rod is 3 to 5 years, shorter in hard water or softened water systems. Fall is the right time to inspect: it sets the tank up for its hardest months.

Frequently Asked Questions 

How do I know what BTU rating my T&P valve needs? 

The replacement valve must meet or exceed the BTU output of the water heater. The heater data plate lists the BTU output and the rated pressure and temperature settings. Match or exceed both values on the replacement. 

My T&P valve drips constantly after the annual test. Did I break it? 

No. Testing a valve that was already compromised by mineral deposits sometimes causes it to seat improperly. A valve that drips after testing should be replaced. It was failing before the test. The test revealed it. 

Does flushing the water heater void the warranty? 

No. Sediment flushing is standard maintenance and is typically recommended by the manufacturer. Failing to flush can void warranties that require periodic maintenance. 

What type of anode rod is best for a home with a water softener? 

Softened water accelerates magnesium anode rod depletion significantly. On softened water systems, aluminum or zinc-aluminum rods last longer. Check the anode annually in softened water applications rather than the standard two-year interval. 

Can sediment damage the heater permanently? 

Yes. Heavy sediment insulation on a gas heater causes the burner to overheat the tank bottom, eventually cracking the tank or failing the lining. On electric heaters, a sediment-buried lower element burns out faster. Regular flushing is the most cost-effective maintenance a plumber can perform on a water heater. 

What is the correct discharge pipe configuration for a T&P valve? 

The discharge pipe must be the same diameter as the valve outlet, pitch downward to drain, terminate no more than 6 inches above a floor drain, and not be threaded or capped at the end. Check local codes for additional requirements. 

How often should full water heater service be performed? 

T&P valve testing: annually. Anode rod inspection: every two years, or annually in hard or softened water. Sediment flush: annually in hard water areas, every two years in soft water areas. Full service covering all three tasks: every fall before heavy winter demand. 

My drain valve leaks after I close it. What should I do?
